Schaarbeek is experiencing a significant decline in house prices, with prices now 8.86% lower than in the last quarter of 2021. Prices dropped sharply, especially at the end of 2022. However, the municipality is not cheap, as you still have to pay 2603 euros per square meter for a house, comparable to Leuven. On the other hand, Ixelles/Elsene saw house prices rise sharply, with a 17% increase in 2022, and that trend had not yet been tempered in the last quarter.

Sint-Pieters-Woluwe is the most expensive municipality in the Brussels-Capital Region and in all of Belgium to buy a house, with prices at 4033 euros per square meter at the end of 2022. The Brussels-Capital Region remains extremely expensive to live in, with half of the top 10 most expensive municipalities coming from the region: Ixelles/Elsene (3), Uccle/Ukkel (4), Watermael-Boitsfort/Watermaal-Bosvoorde (5), and Woluwe-Saint-Lambert/Sint-Lambrechts-Woluwe (7).

In contrast to houses in Schaerbeek, apartments became much more expensive in 2022. In one year, apartment prices there increased by 13.39%. In the last quarter, prices even shot up by 8.59%. You now pay just over 3000 euros per square meter for an apartment in Schaerbeek. Apartment prices also continue to rise in Elsene, with a 9% increase in one year. The modest increase in prices across the entire region seems to be mainly due to the large proportion of apartments in Brussels itself, where prices hardly changed in one year.

Sint-Pieters-Woluwe is also the most expensive municipality for apartments, with 4538 euros per square meter. Only in Knokke-Heist and Sint-Martens-Latem do you pay more. The Brussels-Capital Region also dominates the top 10 of most expensive municipalities for apartments, with 6 municipalities from Brussels: Elsene (5), Oudergem (6), Etterbeek (8), Ukkel (9), and Sint-Gillis (10).
