On average, you pay 2222 euros per square meter for a house in Flemish Brabant. House prices only increased by 2.65% compared to the same quarter the previous year. In the last quarter, house prices remained fairly stable, even declining slightly by 0.65%. This suggests that prices in Flemish Brabant are rising more slowly than in the rest of Belgium and Flanders.

What are the trends for house prices in Flemish Brabant?

Leuven remains the most expensive city center in Flanders for houses, with a price of 2646 euros per square meter at the end of 2022. However, prices rose more slowly than in the rest of Flanders in 2022, and in the last quarter they even remained stable. Municipalities in the southern outskirts of Brussels, such as Sint-Genesius-Rode, Overijse or Tervuren, are pushing up the average in the province, with some municipalities having square meter prices above 3000 euros. Halle is the exception on that side, with relatively inexpensive houses at 2061 euros per square meter.

What is the most expensive municipality for houses in Flemish Brabant?

In Kraainem, you pay the most for a house, namely 3726 euros per square meter. This makes Kraainem the second most expensive municipality in Belgium to buy a house. In total, Flemish Brabant appears seven times in the top 20 of most expensive municipalities, with Wezembeek-Oppem (9), Sint-Genesius-Rode (12), Linkebeek (14), Tervuren (18), Wemmel (19), and Overijse (20).

How much does an apartment cost in Flemish Brabant?

On average, you pay 2887 euros per square meter for an apartment in the province of Flemish Brabant. As with houses, price increases in 2022 were quite modest, at only 2.26%. In the last quarter, prices even fell by 1.51%, a stronger decline than in the rest of Flanders.

What are the trends for apartment prices in Flemish Brabant?

In Leuven, we see that apartment prices fell by 4.20% in the last quarter. Over the whole of 2022, the price increase was quite limited at 1.61% compared to the previous year. However, prices are very high for Belgium, at 3586 euros per square meter. It is noteworthy that apartments in Vilvoorde and Tienen have become cheaper and are likely to become even cheaper. (However, it should be noted that the number of apartments is much lower than in Leuven, for example, making the figures less reliable.)

What is the most expensive municipality for apartments in Flemish Brabant?

Kraainem is also the most expensive municipality for apartments in Flemish Brabant, at 4492 euros per square meter, still significantly more expensive than runner-up Leuven. The municipality ranks fourth among the most expensive municipalities in Belgium.
